Prosper Group Negotiates Substantial Sydney Industrial Relocation for Leading Contruction Equipment Supplier, Tutt Bryant Group Ltd
Prosper Group has just concluded one of Sydney’s most significant recent Industrial leasing transactions for Tutt Bryant, a leading supplier of heavy-duty construction equipment. The transaction is across two substantial sites in Narellan, totalling more than 14,500sqm of building area and 15,200sqm of hardstand, having been secured on a 15-year lease.
The two adjoining properties at 20 Millwood Avenue and 23 Graham Hill Road comprise a unique manufacturing facility spread across six buildings, offering clearspan warehousing with internal clearances of up to 14.9 metres. Both sites provide high power supply and multiple heavy-duty cranes with dual street frontages and ample parking.
The deal was negotiated by Prosper Group's Beau Stewart securing a lease for construction equipment supplier Tutt Bryant Group Limited and leased by JLL’s Tom Gibbeson, Marco Chiodo, and Adam Scimone representing the landlord.
Beau Stewart said "the search for property commenced in 2023 spanning the entire Sydney metro area. We had explored a split Nth West and Sth West transaction however, the Narellan property presented a compelling and unique opportunity for Tutt Bryant. We have observed a rise in leasing demand from manufacturers across all Sydney markets over the past 12 months."
This exceptional opportunity comprised 9 warehouses and expansive yard areas, totalling 29,700sqm of gross lettable area with flexible tenancy options and offers a unique combination of scale, high power supply, multiple gantry cranes, and expansive hardstand.
The Tutt Bryant transaction is a strong indicator of the growing demand for low-coverage, high-utility industrial sites, which have often been overlooked by developers amid soaring land values. It also reflects the increasing complexity of tenant requirements, particularly from users who value power capacity, yard functionality, and long-term flexibility.
