Client brief: Having worked with the family for almost 15 years, it was great to look after the next generation in their search for a new home. Initially this young couple believed they were priced out of the house market and were instead seeking an apartment with 'point blank' harbour views.
After researching their brief and price bracket, we advised it was possible for them to buy a house in neighbouring suburbs. This was pleasing and the brief was changed to a house with a garden.
Overview of the purchase: After being presented this off-market, recently renovated property, we knew there was strong interest from other buyers. Our clients immediately felt this was their future home and were very keen to purchase the property. Our initial offer was rejected, so rather than improve our offer to the vendors expectation, we increased the price marginally, at the same time providing settlement terms which proved to be more acceptable to the vendors.
