Overview of the purchase: This client was a repeat client having purchased their previous home through Prosper Group 4 years earlier. Since this time, the family had expanded and they were seeking a family friendly home on the Lower North Shore with potential for a future renovation and at a time when the market was very strong. The main brief was a property with the right aspect and sized land that would enable them to build their 'forever' home.
Ellalong Rd was identified to meet the brief and the client instantly saw the potential and fell in love. The house was being sold via an auction campaign and after conducting our market appraisal it was our view that the vendor had expectations above market. The property was passed in at auction which allowed us to immediately commence negotiations and after one week contracts were exchanged. Our final agreed price was $150,000 below auction expectations. Further, we were not the highest offer at the time however our terms and speed enabled our client to secure the property. Our client was extremely happy.
