We first got to know the team at Prosper Group when we were seeking advice on property investing.

My husband and I would search for property in our limited spare time. As a director of a property investment company with 43 years experience I stumbled across Prosper Group while researching properties online. I was dubious as to what assistance they might be able to offer me, but I called them anyway.

After checking their references and sounding them out, I engaged Prosper Group to find me a suitable property to add to my portfolio. They asked numerous questions to ascertain my goals and criteria, then submitted a short-list of properties for me to consider.

We actually purchased a property which had been for sale through an EOI campaign and currently had three equal bidders. We were given 48 hours to respond with an offer.

Prosper Group sourced information and assisted me in making a successful bid, despite the short deadline and we then exchanged within a week and proceeded to due diligence. This occurred at the height of the financial crisis in October 2008. Their thoroughness and professionalism meant finance of $9.1m was approved at a time when many were saying it was impossible to raise funds.

Prosper negotiated a price which saved more than their fee (from the original asking price before the EOI), but just as importantly, I was able to move forward with confidence, knowing no stone had been left unturned.

It was like having a partner who was on my side – we had many discussions about all aspects of the property. I was thoroughly impressed by their knowledge of the market, the information they provided, their ability to answer calls any time and their work ethic, not to mention their performance in completing due diligence in half the normal time as a result of tight deadlines set by the vendor. I believe Prosper Group was responsible for the success of our bid and the successful purchase of the property.

Running a busy practice leaves me little time to look for property, I engaged Prosper Group to source and negotiate a commercial investment property for me.

They negotiated an outstanding deal for me – almost 19% off the purchase price. They did extensive due diligence ensuring the property met my criteria. The final property we selected was in an area council designated to modernise and add additional infrastructure.

The property was purchased on a net yield of 8.91%.

12 months later nearly to the day council actually offered me $200,000 more than what I paid for the property.

I asked Prosper Group for their input and to my delight they negotiated an extra $600,000 for me.

Recently, Prosper Group was asked to source and negotiate a new Brisbane branch for Australia-wide company Kennards Hire. Prosper Group sourced a location in Slacks Creek that is surrounded by national tenants. We negotiated the purchase price, re-negotiated all four leases to a maximum of 12 months and managed the due diligence process, including liaising with the required town planners, engineers and other consultants.

The company is due to complete the recommended renovations and take up occupancy in early 2009. This was the beginning of our ongoing commercial relationship with the Kennards. Here is what Cameron Kennard had to say:

I wanted to invest in a commercial property, but as I live in Adelaide there was no way I could commit the time to the research and negotiation.

Once I contacted Prosper Group, Alex and Chris and their support team around the country set about establishing a short-list of potential properties to begin the due diligence process.

Together we rejected the properties that didn’t meet the strict checklist we created together. Eventually, we settled on an excellent retail complex in inner-city Brisbane.

Prosper Group’s negotiation skills reduced the price from $1,500,000 to $1,175,000. I saved much more at purchase than it cost me to engage Prosper Group to complete the transaction.

The property, which is zoned for further development, was purchased on a net yield of 12.65%. Seven months later, it was re-valued at $1,485,000.

The property is now returning a high yield with stable long term tenants.

I am very impressed with Prosper Group’s method of selection, their support team – including solicitors – their management and their process from start to finish. Their attention to detail is second to none and they will not push anything through until all of the buyer’s requirements are satisfied.

I can highly recommend Prosper Group. We are currently in the process of finalising another commercial deal and I look forward to building a large portfolio of properties with their assistance over the ensuing years.

I originally engaged Prosper Group to conduct due diligence and negotiate the purchase price of a property I had located to use as a surgery. Their due diligence identified a major issue with access to the car park at the rear of the property and unfortunately a solution was not possible. Based on Prosper Group’s advice, I withdrew from the purchase of the property.

Since then I have used Prosper Group to assist with other property matters relating to my business, including making off market offers on properties suitable for surgeries. I am also in the process of engaging them to source a residential investment property.

Prosper Group has been very active with our Brisbane commercial property investments. By maintaining close contact with the tenant they received an early indication that the tenant was planning to vacate the property at the end of their term.
